Position Overview:

The TPO Closer/Funder is responsible for managing the end-to-end closing and funding process for mortgage loans originated through third-party channels (brokers/correspondents). This role ensures loan files are accurately prepared, compliant with regulatory and investor requirements, and funded in a timely and efficient manner.

The TPO Closer/Funder acts as a key liaison between brokers, escrow/title partners, warehouse lenders, and internal teams to ensure a seamless closing and funding experience.

Closing Responsibilities:

Review approved loan files to ensure completeness, accuracy, and compliance with all regulatory and investor requirements.
Prepare and audit closing documents, including Closing Disclosures.
Coordinate with brokers, processors, loan officers, and title/escrow to clear conditions and schedule closings.
Balance Closing Disclosures and settlement statements to confirm final cash-to-close.
Serve as a key point of contact for brokers throughout the closing process.

Funding Responsibilities:

Review executed loan documents to confirm all funding conditions are met.
Balance funding figures and ensure accuracy of loan disbursements.
Initiate and manage wire requests in accordance with company and warehouse lender guidelines.
Resolve discrepancies and ensure timely funding of all loans.
Deliver complete and accurate loan files post-funding.

Experience & Minimum Qualifications (Skills, Knowledge & Abilities):

1–3+ years of mortgage closing and/or funding experience.
Experience working in a TPO (broker/correspondent) channel preferred.
Strong understanding of mortgage closing and funding workflows.
Knowledge of compliance requirements (TRID, RESPA, etc.).
Exceptional attention to detail and organizational skills.
Ability to manage multiple loans in a fast-paced, deadline-driven environment.
Strong communication skills and a customer-first mindset when working with brokers.

This job operates in an office setting and largely sedentary, requiring the routine use of a computer and other standard office equipment.
